Modern new-build home in a neighbourhood in the northern Netherlands

Considering building a new home in the northern Netherlands? Then you will want to know early on which cost components determine whether the project is feasible. In this article, we provide a practical overview of building costs, land prices, incidental expenses, and points of attention for Friesland, Groningen, and Drenthe.

Average construction costs per m²

Construction costs for new-build homes in 2026 range indicatively between €1,600 and €2,500 per m² for a shell (casco) build, depending on finishing standard and architectural complexity. Including full turnkey interior finishes, this comes to €1,900 to €3,200 per m². These are rough guidelines. A build plan may turn out cheaper or more expensive due to design choices, geotechnical conditions, building services, sustainability standards, material specifications, labor hours, and site logistics. Request a free consultation if you want your building plans tested for feasibility.

Finishing standardCost per m²
Basic€1,900 to €2,300
Mid-range€2,300 to €2,700
Luxury€2,700 to €3,200+

Total cost example

A detached house of 150 m² built to solid baseline specifications costs approximately:

  • Construction costs: 150 × €2,100 = €315,000
  • Plot / land purchase: €80,000 to €200,000 (heavily dependent on location)
  • Additional fees: €30,000 to €50,000 (architectural drawings, utility connections, structural engineering)
  • Total: approximately €425,000 to €565,000

Regional differences

Land prices differ sharply per municipality, neighborhood, and individual parcel. Use the figures below as a general orientation and always verify current plot costs with the local municipality, estate agent, or land developer.

Friesland

  • Land prices: relatively competitive, €100 to €300 per m²
  • Plentiful spacious plots available in rural villages and open countryside
  • New developments in Leeuwarden (De Zuidlanden, Blitsaerd) command higher rates

Groningen

  • Land prices in Groningen city: €200 to €400 per m²
  • Outside the city center: €100 to €250 per m²
  • Note: earthquake-resistant structural engineering standards may incur additional costs in designated areas

Drenthe

  • Land prices: lowest across the three northern provinces, €80 to €250 per m²
  • Generously sized residential building plots available
  • Popular building locations: Assen, surroundings of Hoogeveen, Zuidlaren

Factors that influence construction costs

  • Scale and geometry: larger and structurally intricate geometries cost more
  • Finishing standard: basic finishes versus bespoke luxury appointments
  • Sustainability specifications: gasless heating, triple glazing, advanced heat recovery, solar PV
  • Groundwork: soil stability, piling requirements, site levelling, fill sand
  • Location: tight urban infill versus rural accessibility

Practical tips for building a new home

  1. Start with an all-inclusive budget: encompass plot purchase, construction, professional fees, and a contingency buffer
  2. Invest heavily in building envelope sustainability: this pays back through minimal ongoing energy costs and superior asset value
  3. Choose an experienced general contractor: familiarity with local suppliers and soil conditions in your region is paramount
  4. Allow generous planning lead times: new builds require substantially longer preparation, engineering, and statutory approvals than remodeling

What is frequently omitted from a price per m2?

A simple figure per m2 sounds convenient, but rarely tells the whole story. Plot costs, architectural design, planning fees, utility connection charges, geotechnical soil testing (sondering), landscaping, driveways, and custom joinery are seldom included in standard square-meter rates. Therefore, never compare bare figures per m2 without asking what is included and excluded.

A transparent quote makes these distinctions obvious, preventing an unrealistically low estimate from later escalating due to overlooked line items.
